What are the payment policies?
Payment for all appraisal services is required at the time of inspection or before. Billing arrangements will be made only with pre-approved vendors who guarantee payment within 30 days.

Why do you need an appraisal?
The appraisal process is broken down into three parts: Research, Property Inspection and Report Production. Research is gathered about real estate in the surrounding market of the subject property including comparable sales, market trends and local economic influences. A property inspection is performed so the appraiser can determine certain information about the subject property including floor plan, general condition, upgrades and amenities, building materials, surrounding economic influences and any deferred maintenance. Once all the necessary research is gathered and the subject property has been inspected the appraiser produces a detailed legal document that typically indicates a current market value.
How long is an appraisal good for?
Appraisal guidelines dictate an appraisal is good for 90 days. Many lenders and banks will accept an appraisal for up to 12 months after the date of inspection, as long as the appraiser provides a re-certification or update of the original appraisal report after the 90 day period.
